How To Buy A Home As A Veteran: 5 Tips

How To Buy A Home As A Veteran: 5 Tips:

If purchasing a home is the American Dream, then there are few people more worthy of achieving it than the veterans who served to protect their country. It’s an exciting milestone in anyone’s life, but settling down with a family after being away for so long is all the more meaningful for men and women service members.

However, the process can seem a little intimidating and overwhelming. That’s why we’re here to provide you with five tips on how to buy a home as a veteran. Use these suggestions to guide your path with less stress.

1. Look at Your Current Finances

Before you start hunting for houses, assess your current financial situation including things like:

  • Income and expenses
  • Monthly budget
  • Outstanding debt
  • Credit history

Be sure that you’re ready to buy a home and determine how much you’re will to spend on a mortgage. You might decide that it’s better to wait a little while and save money in the bank to prevent yourself from falling into mortgage payments that are hard to keep up with.

2.   Take Advantage of VA loans

Before you start searching for a home in the city where you want to live, you should learn about mortgage loans offered through the US Office of Veterans Affairs (VA). These loans are guaranteed by the federal government, meaning the lender is protected against loss in case you were to later fail to repay the loan. In many cases, this guarantee effectively replaces the need for a down payment and results in favorable financing terms.

If you’re not sure how to apply for your VA loan, the first step is to obtain a Certificate of Eligibility (COE) which proves that you meet the initial eligibility criteria for VA loan benefits. The COE will also inform the lender how much the federal government will guarantee on the loan.

Veteran Affairs

3.  Shop Around for Lenders

An experienced mortgage lender or broker should be able to help you obtain the COE and present all the financing options available to you. They can also get you acquainted with important details regarding:

  • The housing market
  • Lending limits
  • Loan entitlement

The lender may also pre-qualify you for a specific loan amount depending on the COE and several other factors, but be sure to shop around to find someone with plenty of expertise in this specific area.

4. Hire a Real Estate Agent

You can try to find a home in a specific city that fits your search criteria and budget, but most people hire a realtor for help. Real estate agents are far more knowledgeable on how to find the best local properties given your needs and preferences. And although their service may cost more than the DIY route, they’re adept in the art of negotiation and might be able to knock money off the listed asking price, thereby saving you thousands of dollars at close.

You can ask for recommendations from family, friends, and neighbors, or search for a realtor online. Meet with several to find the one you like best, and always remember to read the fine print before signing any agreement. They should fully disclose any charges, fees, and commissions they charge, in addition to your rights in the buyer-agent relationship.

5. Look for a Home

Now comes the fun part: hunting for the home of your dreams! As noted, a realtor can significantly cut down the time it takes to find your forever-after, but either way, you’ll still need to visit and tour each property that has the specs you’re looking for.

While you’re comparing properties in various price ranges, keep in mind that the lending limit defines how much the VA is willing to guarantee to pay your lender if you default on the loan, but they do not limit how much you can borrow to finance a house.

Once you find the perfect fit, the real estate agent will submit a competitive offer that’s hopefully accepted by the seller. The realtor will also walk you through the appraisal and escrow process so you can get the keys in your hands sooner rather than later.

Final Suggestions

VA loans offer fantastic financing terms that you can (and should) take advantage of if the time is right to buy a home. Use these financial tips and real estate advice to become a first-time homeowner with minimal stress involved.

“Leaders Should Act Fast In Times Of Crisis” Says Dr. Brian Mcgarrie

“Leaders Should Act Fast In Times Of Crisis” Says Dr. Brian Mcgarrie:

Leaders should act fast in times of crisis, says Dr. Brian Mcgarrie, University of Birmingham, at his talk at Amity University Gurugram, Haryana

Office of International Affairs, Amity University Gurugram organized a virtual webinar on “Leading & Managing Through Crisis: The Case of COVID-19” under the banner of “The International Expert Talk series”. The Session was delivered by Dr. Brian McGarrie, Director- Executive MBA Programs, Birmingham University, UK.

Dr.  Brian mentioned about different types of crisis and also about various stages of a crisis which the organizations could face in their functioning. He gave some very lucid examples to explain some of the crisis that have affected the world before COVID 19. In the Indian context, he highlighted some of the disasters such as the Indian Ocean Tsunami 2004 and also the Bhopal tragedy that occurred in 1984. He emphasized that in such a scenario, the government must address challenges on three fronts – How do we address the health crises? , How do we address the economic crisis? And, how do we keep the business of the government operating?  He suggested that the government should respond fast to recover and thrive from such crisis.

He raised a very important issue as to what does a good leadership look like during the crisis. The salient features that emerged from his discussion are- acting with urgency, communicating with transparency, responding productively to missteps and engaging in constant updating. He further brought out a very relevant point where he emphasized that it is wrong to think that the work of the leader is to set a course and stick to it. He opined that leaders must constantly update their understanding of prior probabilities deliberately using strategies to elicit new information and learn rapidly as events unfold and new information comes to light.

Tips for First Time Homebuyers

Tips for First Time Homebuyers:

Buying a home is a major financial milestone for lots of people, but it can also be a long, expensive, and confusing process. Many first time homebuyers might feel slightly intimidated by the process – and that’s justified! A home is often the biggest investment that a person will make in their lifetime. With that said, there are a few tips you can use that will make your home-buying experience much more enjoyable and streamlined. Keep reading to learn some tips to keep in mind while you’re looking for your first house.

Tip #1: Save Up Money Early

There’s a lot of money involved in buying a house – so it’s in your best interest to start saving as early as possible! You’ll need a down payment, for example, which acts as the first major chunk of money that goes toward the house. The amount you’ll need for your down payment really depends on the lender and the type of home loan you choose. If you have great credit, you can often put down around 3% of the home’s price as a down payment. There are even a few special government programs that allow you to put no money down.

Closing costs are another major home-buying expense you’ll have to deal with. They’re usually around 2% to 5% of the total loan amount. In some cases, the seller will pay a portion of the closing costs which can help you save on the final amount you pay out of pocket.

Moving costs are another expense to think about for first time homebuyers. You’ll need some liquidity to buy furnishing, move your current possessions, and other related moving things.

Tip #2: Polish Up Your Credit

Your credit is going to be a huge part of whether or not you qualify for a mortgage. Make sure you take time before applying for a mortgage to clean up your credit. First and foremost, you should get your credit reports from all three bureaus to check for any mistakes. If you find any discrepancies or errors, dispute them.

Next, try to keep all of your credit card balances as low as possible and pay all of your bills on time. Keep all of your current lines of credit open. Closing a card means that you’re closing off a portion of credit available to use, which can potentially lower your credit score.

And finally, continue to track your credit score. There are tons of apps that first time homebuyers can use to keep tabs on it.

Top Tips for First Time Homebuyers

Tip #3: Research Your Mortgage Options

Here are a few of your mortgage options:

  • Traditional mortgage: These aren’t guaranteed by the government. Instead, these home loans are serviced by private lenders. With that said, some lenders may allow you to get a loan with as little as 3.5% down.
  • USDA loans: These loans are for rural homebuyers who aren’t required to put down a down payment.
  • FHA loans: These are home loans guaranteed by the FHA and allow homebuyers to put down as little as 3.5%.
  • VA loans: If you’re a current service member or veteran, you might be able to qualify for a VA loan which means you don’t need a down payment at all.

And remember, if you’re locked into a mortgage but the interest rate falls, you can always refinance. Here’s a handy mortgage refinance guide that explains it a little more in detail.

Tip #4: Don’t Go Crazy with Spending When You’re Approved

If you get approved for a home loan, it’s based on your current financial situation. If you suddenly acquire lots of new debt in your excitement to decorate and furnish your new home, that could cause a red flag and shut down the process. Be very cautious with your spending and don’t do anything rash like quit your job during the loan process. Lenders want to see stability and consistency above all else.

Conclusion: Buying a Home, One Step at a Time

Buying a home can be intense and stressful, but that doesn’t mean there aren’t ways that can make it a little easier. Try to start saving for a home buying process as soon as possible. Then, start researching your mortgage options to figure out which one makes the most sense for you. And finally, remember to be careful with spending during the home loan approval process. Happy house hunting!

This song presents Sayantika’s music in a brand new avatar, with a powerful, hard-hitting groove, produced by Aman Moroney and Ashish Manchanda. The new record is available through her parent label, Springboard Records.

Sayantika Ghosh
Singer & Song writer Sayantika Ghosh

Sayantika is a multilingual singer-songwriter, music programmer and vocal producer from Kolkata, India.  Her songs often engage listeners with themes of nostalgia and self-reflection.   She released her debut EP, Yesterday Forever in 2018 and showcased at Hollywood, LA. In 2020, she released ‘Embrace Yourself” which talks of self-love; as well as her debut Bengali single, “Aami Banglar”.

“SAMURAI” sings of the emergence of a winner when our positive and negative sides battle between themselves, for only when they come together do they make us whole and complete.  This convergence of the light and dark, makes us truly formidable warriors, the bravest of samurais!

Speaking on the launch, Sayantika commented, “I wrote this at a time when I was very disturbed, which had landed me in a creative block. One part of me would tell me to take it easy and have fun with the process; while the other told me to get the hell out of my limbo and keep trying, pushing harder every time! Samurai was the first song I wrote in that span of 3 months after I finally found balance within myself. I owe it to this song for showing me the way!”

Breast Cancer Awareness Month – What You Must Know About Your Breasts – Part 2

Breast Cancer Awareness Month – What You Must Know About Your Breasts – Part 2:

This is Part 2 of the Article “What You Must Know About Your Breasts” written to commemorate the Breast Cancer Awareness Month. Part 1 dealt with Breast Changes in Pre-Menopausal Women while the Part 2 here deals with “Breast Changes in Post-Menopausal Women”

Breast Changes | Post-Menopausal Women

Breast symptoms in the post-menopausal period are similar to those in the premenopausal period, especially for women on hormone replacement therapy. Although, cancers are relatively more common in this group, they can be diagnosed with benign diseases or pre-cancerous conditions. Clinical examination and imaging are usually easily interpreted due to the density of the breasts in older women (fatty >glandular tissue). The common conditions in post-menopausal women are-

  • Breast Pain

    • Non-cyclical breast pain (mastalgia) is not linked to menstruation and does not follow a definitive pattern. It can be either constant or intermittent, affecting one or both breasts. Either a part of the breast or the whole breast maybe involved. It can be referred pain from the chest wall, oesophagus, neck or upper back.  Conditions such as infection, trauma, injury, certain medications, size of the breast, cancer or inflammatory conditions such as costochondritis or arthritis may be the causative factors. Some researchers suggest a deficiency of fatty acids with in the cells to cause breast pain.
    • Management would include identifying the condition and treating the cause. A short course of anti-inflammatory drugs (NSAID’s) should suffice for pain due to inflammatory conditions. Lifestyle approaches like wearing a well fitted bra, a sports bra for exercise usually help. Other treatments include medication, EPO, ice packs, warm compresses or a massage. Avoiding caffeine and nicotine have showed symptomatic relief in a few women.
  • Nipple Discharge

    • This can be due physiological or pathological. Causes for nipple discharge in this age group are duct ectasia, papillomas, pre-cancerous or cancerous lesions. It could be clear/green/yellow/brownish in colour. Duct ectasia can be due to age related changes or blocked ducts, which may in-turn to an inverted nipple, nipple discharge when swollen. This may lead to a condition called periductal mastitis which is painful and the breast might turn red. It is commonly seen in smokers. There is no increased risk of cancer.
  • Fibrocystic Disease

    • Although this is common in pre-menopausal women, it can occur in post-menopausal women as well, especially in those who are on hormone replacement therapy (HRT). This is because of the constant source of Oestrogen, which affects the breast. They are not cancerous but certain types of pathologically proven lesions might have a malignant potential.
    • If you develop a lump suddenly overnight, it might be a cyst. Image confirmation and a simple needle aspiration might suffice.
  • Breast Cancer

    • A lump in the post-menopausal woman needs to be evaluated as they are generally more prone to a cancer. It should however be noted that all lumps are not cancerous. Symptoms such as breast lumps with or without pain, nipple inversion, nipple discharge, skin thickening, redness, dimpling, swelling in the arm pit, change in the shape or size of breast should be evaluated. If diagnosed with breast cancer, you will require a multi-modality approach of management including surgery, radiation, chemotherapy, hormone therapy, targeted therapy, rehabilitation, nutrition and counselors.
    • Occasionally, cases might be screen detected. Hence, annual clinical examination and mammograms are suggested.
    • Obesity and hormone replacement therapy in this age group increase the risk of breast cancer.

Remember that ‘Breast Self-Examination’ is the most important technique of identifying early breast diseases.  It has to be done every month. Make sure you reach out to a doctor if you find any abnormality in your breasts.

Latest Track From Singer Dinil “Bolo Na Zara” Released On Springboard Records

Latest Track From Singer Dinil “Bolo Na Zara” Released On Springboard Records:

The travails of love, spoken and unspoken engage the listeners playfully in ‘Bolo Na Zara’; now released on Springboard Records and available for streaming and download on most major platforms.

Pop singer and songwriter Dinil sentimentalizes the complications of the matters of the heart, where so much is left unsaid yet so much desired to be heard. The playful balance of emoting and not emoting charms the listeners as Bolo Na Zara expresses the oft unsaid emotions. The new record is available through his parent label, Springboard Records.

Dinil is a Catholic singer-songwriter and music producer from Kochi with his growing up years been in Pune. Born to a singer father and a classical dancer mother, it was only natural for Dinil to take to music. Strangely though, he adopted the path of a rigorous medical education before he embarked on his journey in music. In its own way, this journey of self exploration and transformation is evident in his songs and music.

Bolo Na Zara is a light hearted representation of Dinil’s expression of the travails of love, spoken and unspoken. Words missed in love create an aching pain for the lover as he coaxes the loved one to articulate the passion. Building a sense of urgency by using the passage of dusk and burning of his village as metaphors for the internal experience he’s going through, Dinil portrays his request in the most intimate ways possible.

Speaking on the release, Dinil said, “The knotty, tricky ways of love!!! The heart knows yet wants to hear; satisfaction is hard to derive. Bolo Na Zara takes the listener through the ordeals of attachment and paints a heart warming yet tastefully gritty imagery which I hope will stay etched in your hearts.”

Dinil’s music has come of age as he creates a niche for himself in a territory and genre less explored and traversed. Deriving inspiration from cartoons and memes, Dinil is ready to create a place in millions of hearts with his unconventional music.

5 Financial Tips for Young Professionals

5 Financial Tips for Young Professionals:

When you’re young, you probably don’t have a ton of money yet. But that doesn’t mean you can’t learn to grow your money and follow a budget. Finance topics aren’t typically taught in high school or college classes, so many of us have to learn how to manage our money through a mix of self-taught lessons and parents.

Well, if you’re interested in learning about personal finance and ready to take control, we’ve got your back. Below, we’ve assembled a list of helpful tips to reign in your finances.

Tip #1: Learn Delayed Gratification

Sure, throwing a ton of things in your online shopping cart and then checking out with your treasures provides a fairly immediate thrill. But if you continue to shop and look for those short-term bouts of happiness through spending money, you might get into debt or otherwise drain your resources.

Try to avoid putting all your purchases on credit cards. Why? Think of this way. If you can’t pay off your credit card bill in full each month, that means you’re paying interest on things like your restaurant bill or groceries.

By learning delayed gratification, you’ll be more likely to wait until you’ve saved up enough money to buy something outright. In turn, it will be much easier to manage your money.

Tip #2: Don’t Forget About Those Taxes

Curious why we pay taxes? Well those taxes go to shared resources like roads, Medicare, social security, veteran’s benefits, agriculture, and other government fiscal needs.

It goes without saying that you will more than likely need to pay taxes on your income every year. You should make it easier on yourself by keeping all your tax return information organized all year long. If you itemize your deductions, make sure you have evidence of any deductions you qualify for with receipts and expense reports.

Tip #3: Think About Your Future

If you have a job that offers a 401(k), make sure that you regularly contribute to your retirement account so you can retire one day when it’s time to kick back and relax. If your employer doesn’t offer any retirement benefits, you can still plan for the future with an IRA, aka an individual retirement account. It’s important that you start saving as soon as possible so you can let your money grow with the power of compounding.

Think About Your Future
Financial Tip #3 – Think About Your Future (Representative Image only)

Tip #4: Track Where Your Money Goes

One of the most important parts of budgeting is ensuring that your expenses never exceed your income (aka debt). Although it’s a basic rule, it can be easy to let your money escape through your fingers if you’re not paying close attention to the movement of your money.

Consider using a budgeting app to see where you can cut back on your spending. Are you eating out a lot? Are you spending money on coffee every day? If you’re not paying attention to where your money is going, it’s hard to stay within your budget.

Even if you don’t want to use an app, you can simply use a pen and paper to list out your expenses and income. You can track what you want to save versus what you want to spend.

Tip #5: Give Yourself the Gift of an Emergency Fund

An emergency fund is critical to your financial well-being. Life is unpredictable. Maybe your car breaks down. Maybe you experience a medical emergency requiring an ambulance. Maybe your best friend wants to do a destination wedding. There are tons of different kinds of situations that might pop up in your life that you’ll have to put down a good chunk of money for. So, make sure you’re building up a nice financial cushion, so you never have to worry about making your rent or paying other necessary bills.

Takeaways: Creating a Healthy Financial Foundation

If you don’t know how to budget, it can be intimidating learning how to manage your money from scratch. But with the tips outlined in this article, you can create a great financial foundation that sets you up for financial success. Remember, focus on tracking your money, saving for the future, and don’t forget about planning for your taxes. You can build your wealth, dollar by dollar.

Your Essential Guide To Comprehend Legal Technicalities Of Bail Bonds

Your Essential Guide To Comprehend Legal Technicalities Of Bail Bonds:

Bail bonds are legal agreements established for a specific purpose. Many people these days are concerned about paying for their bail bonds by using vehicle or car titles. You will have to consider several factors while deciding to choose a vehicle as collateral for a bail bond loan. Many financial institutions give you access to use a car or vehicle title as collateral for bail bonds. If you use your vehicle title, then you can get a person’s freedom from the bars quickly.

How to handle car titles and bail bonds?

The various criteria for using car titles as collateral:

To use your vehicle title as collateral for your bail bond loan, you will first have to own a car. You should also have the title of the vehiclein your name. The vehicle must be in running order and good shape and you will also need to have the current registration and new insurance for your car. Also, you must note that the vehicle should be locally owned. The value of the car should be equal to the amount of the loan. If you do not own the vehicle, you cannot apply it as collateral for a bail loan.

The process of paying bail amount with a pink slip:

Many bail bond companies accept pink slip as collateral for bail bond loan. However, it is a short term solution to a more significant and serious problem. The companies which take pink slip do not have the storage space to hold the cars. This lack of space can lead to other issues; in this scenario, the pink slips play a vital role in getting the loan sanctioned.

How to payfor your bail bond loans:

A common man owning a car and using it as collateral for paying the loan becomes tough in certain circumstances. A car is a virtual machine that has become an integral part of every household. Using the vehicle as collateral can contribute to a lot of problems. You will have to let go of your car for an extended period. 4 Things To Do Before Starting A Business

4 Things To Do Before Starting A Business:

Starting a business can be an extremely fulfilling life event. You get to open up a store and sell products or services you’re genuinely passionate about to the world. However, you can’t just wake up one day and open up shop. Becoming a business owner takes a lot of research and planning to ensure it’s successful. The last thing you want is to end up bankrupt after only a few years or even months of being opened. With that said, take your time before you decide to make your dream a reality. Read our list of four things you should do before starting a business to ensure its success.

 1.  Create a Business Plan

An essential part of starting a business is creating a business plan. A business plan irons out all of the nuances that come with your business, from the products you’re selling to who’s in charge. Your business plan is also used by investors, as it shows them how your company will generate revenue and be successful. To make it in the business world, make sure your business plan includes these sections:

  • Executive Summary: This introductory section briefly outlines what your company is and how it will be successful. Make sure to include your mission statement, products, services, and basic information like your location and employees.
  • Company Description: In this section, you will provide a thorough summary of your company and the problems it seeks to resolve. Be specific about your consumers, your business’s organization, and the competitive advantages your business brings.
  • Market Analysis: Market research is essential if you want your company to succeed. Discuss your industry and target market to identify trends, themes, what other companies do, and how you can do it better.
  • Organization: Here, you’ll outline the organization and management of your company, including who runs what department and the role of each employee.
  • Service or Products: Now’s the time to go into detail about what you’re selling, whether it be a product or a service. Discuss how much it will cost to produce what you’re selling, how much you will sell for, and the benefits it brings to customers.
  • Marketing:In order to get your brand name out to the world, you need to market. In this section, explain your marketing campaigns and how you plan to sell your products or services.

 2.  Secure Financing

Once your business plan is formulated, it’s time to secure financing. Your business plan is essential to securing funding, as it will be reviewed by potential investors. In your business plan, you should discuss your financial projections to show investors how you will grow your business over time. To make accurate projections, consider getting help from small business bookkeeping services that can help you draft your business’s future financial outlook.

 3.  Find a Mentor or Advisor

Finding a Mentor
Finding a Mentor Before Starting a Business (Representational Image only)

Opening a business is hard, especially if you don’t have a lot of business management experience. While you may think you can do everything your own, you’ll soon find yourself gasping for air. This is why it’s worth finding a mentor or advisor in your industry who can show you the ropes.

There are plenty of ways you can find a mentor or advisor. You can search online using a professional network site, or you can attend networking events and find like-minded business owners. You can also ask for advice from former employers and coworkers too. At the end of the day, everyone wants to see you succeed, so don’t feel bad to reach out for help.

 4.  Ensure Legal Matters Are Met

One of the most stressful and time-consuming aspects of starting a business is ensuring all legal matters are met. Every business is different, which means different certifications and licenses need to be obtained. However, every business needs to establish its legal structure, whether it’s an LLC, S Corp, C Corp, or sole proprietorship. To help you get started, you can seek help from a professional lawyer or use a freelance service to find a local lawyer to help you establish your company.

Wrapping Up

To get your business up and running, it’s important to take a few precautionary measures. From drafting a business plan to finding a mentor, these are just some of the things you should do before starting a business.

Breast Cancer Awareness Month – What You Must Know About Your Breasts

Breast Cancer Awareness Month – What You Must Know About Your Breasts:

Who doesn’t want to know more about Breast Cancer and how it evolves and what better time than to know about it during the Breast Cancer Awareness Month.

Well, the breast is a mass of glandular, fibrous and fatty tissue. It is placed over the pectoral (chest) muscle and attached by ligaments called Cooper’s ligaments. Development of these parts of the breast begin at puberty and are dependent on hormones such as estrogen and progesterone. Women may have many changes in their breast during any point of their life. Some are dependent on their menstrual cycle. Others are linked to birth control pills, hormone replacement therapy, family history or lifestyle changes. Most breast conditions are not cancer. They arise from an abnormality in the normal development and ageing of breast tissue.

October is the breast cancer awareness month. In a spirit of raising-awareness, we are giving you a two-part series on breast changes in :

  1. Premenopausal women
  2. Post-menopausal women

Part 1 – Premenopausal Women

Breast pain

  • The most common complaint amongst younger women is pain linked to the menstrual cycle. This is called “Cyclical mastalgia”. It is almost always due to our hormones (estrogen and progesterone). As the pain does not always affect both the breasts, there might be other causes to pain in a single breast. This type of pain might begin at ovulation and last all though the menstrual cycle. Pain that involves both the breasts and is cyclical is generally not harmful. When the breast pain does not correlate with her menstrual cycle, it is called “Non-cyclical breast pain”. It is advisable to chart the breast pain to understand the link better. The pain might be minimal to so severe that you can’t wear tight clothes or move around freely.
  • When you experience such pain, wear a good bra with adequate support. Maintaining a healthy lifestyle but limiting alcohol, caffeine and increasing greens in your diet are helpful. Pain killers such as Paracetamol may be taken in recommended doses if the pain is severe. Vitamin E capsules and massaging breasts with EPO (Evening primrose oil) have shown some benefit in patients.

Fibrocystic breast changes

These changes are what you feel in your breast prior to your menstrual cycle, commonly in the third and fourth decades of life.  Breasts may feel heavy, sore or lumpy. These changes occur due to an overdrive of estrogen and a deficiency of progesterone. Although these are not cancerous, having certain pathologically proven lesions of the breast which fall under the “fibrocystic” category increase the risk of cancer three-fold.

Infections

Infections are common in breast feeding mothers, smokers and women with systemic illnesses. They may present with lumps, nipple discharge, pain or fever. It is very important to identify and treat these symptoms which may range from simple medical management to surgical treatment.

Cysts

  • Women who develop a cyst complain of a sudden development of a lump in the breast overnight. Cysts are fluid filled structures in the breast which occur due to a blocked duct or hormonal changes. They are most commonly benign. However, certain cysts may have a small component of a cancerous or precancerous lesion. They are generally seen in the third or the fourth decades of life.
  • They can be soft or hard. They may be felt by the hand or seen on imaging with a mammogram. They are generally observed or aspirated with a small needle.

Tumors (Benign)

  • Fibroadenomas (FA) are benign lumps that occur commonly in younger women, especially teens. They however can occur at any age group. They are mobile and slip when being felt. Women generally feel them when examining their breasts. If they are small and not growing, they maybe observed. However, if they are increasing in size or are symptomatic, simple removal is suggested. They very rarely turn cancerous (Complex fibroadenomas)
  • Phyllodes tumors are generally seen in the third and fourth decades of life and are prone to growing rapidly, changing the shape of the breast. The treatment is relatively complicated compared to a FA. Based on the nature of the tumor, radiotherapy might be required in certain cases and recurrences are common unless they are removed completely.

Breast Cancer

Currently, in India, the rates of cancer have increased in women between the ages of 25-40. The reasons for this might be lifestyle changes, similar to the West. If women under the age of 35 develop cancers, they tend to have a strong family history of ovarian or breast cancers. It is important to get counselled with a professional genetic counsellor.

Remember that ‘Breast Self-Examination” is the most important technique of identifying early breast diseases.  It has to be done every month. Make sure you reach out to a doctor if you find any abnormality in your breasts.

… to be contd.

When Fascists Brood on Democracy!

When Fascists Brood on Democracy!:

For many of us, “fascism” is a word found in history textbooks. Whenever we run across that word, what comes to our minds are the memories of Hitler and Mussolini, painted in black and white. The word “fascist” has its origin from the Italian word fasces, meaning a bundleof sticks or rods tied around an axe. It was a symbol for the power and sovereignty of ancient Roman emperors. It was a soldier turned journalist Benito Mussolini who started the Fascist Party in 1919 Italy. He formulated a nationalist, military-run, anti-communist totalitarian government in Italy by 1925, after 3 years of getting on to power. By the 30s, fascists took over several European countries. Among that, the noted one was the National Socialist (Nazi) revolution led by Adolf Hitler in Germany in 1933. Hitler and Mussolini, two hardcore fascists worked as partners along the same lines.

Pic that reminds fascism
The words fascism brings to mind the memories of Hitler and Mussolini, painted in black and white.

Did fascism end with dictators like Hitler and Mussolini? No. The sad reality is that it only grew onto newer pastures. During the 40s, the number of nation-states in the world was less and most of them were unstable. However, in the 60s, the number of democracies increased to thirty. According to the democracy index published in 2019 by the Economist Intelligence Unit, with the renowned British media company, Economist Group, today, out of 167 countries of the world, only around 22 countries could be counted as a full democracy.

Most of the governments exhibit anti-democratic sentiments. The Economist’s index was based on a detailed study of the governments of these countries, their political culture, electoral process and pluralism, civil liberties, political parties and the functioning of governments.

Counting the points each nation received for each category, the countries were divided into four types-full democracy, flawed democracy, hybrid regime and authoritarian regime. We need to be concerned over the present condition of democracy existing in the leading democratic republics like America and India. Both these countries fall under ‘flawed democracy’.

If as per the reports, America ranks 25th, then India holds 51st place. If we are to examine the recent trends in world politics, it is visible that most of the nations are slowly moving towards alarming fascist tendencies. Looking at the history of fascism, rooted in racial discrimination and segregation, we can better understand how the current rulers, clad in dictatorship in India and the US lean towards the Nazi movement. Fascism is not a political philosophy, but only an attitude to conquer and enjoy power. Fascists never come to power through any surgical strikes. On the other hand, they make crooked moves, convincing us, they are law-abiding citizens in the democracy. This technique can be seen in Hitler’s journey towards power, which was an amalgamation of unjust and undemocratic measures. It should be noted that Hitler built his dictatorship after removing civil servants who were unfaithful to him.

Fascist organisations had been a common sight post First World War. It can be seen on the British land which basks in the pride of defending freedom even in the twentieth century. It was Sir Oswald Mosley, infamous for his Hitler like moustache and Mussolinian mannerisms, who established the British Union of Fascist, a fascist political party in 1936. Some of his promises include opportunities to invest in the public sector, protection of wealth and actions against foreigners. Several countries also became a witness to similar movements. In India, proponents of Hindutva engaged in activities to construct political warfare based on the models put forth by Hitler and Mussolini. Even countries like Spain, Iceland, Romania, Czechoslovakia and America saw the emergence of fascist groups.

American Pastor Released – Trump Lauds India For Upholding Request

Fascists often come to power by offering promises to curb the uncertainties revolving around employment, migration and unhappy politicians. For example, in the case of Mussolini, he realized that a majority of Italians are upset about the condition of the state. He got into power by promising that he will wipe away the masters exploiting the Italians, the Bolsheviks trying to ruin their society, the politicians devoid of actions but speak and all those 35,000 government officials. He offered to “cleanse the damps” to the people of Italy. If we turn our eyes around, we can see ample examples were governments shake hands with fascist forces.

Donald Trump, who can undoubtedly be described as the wholly undemocratic President America has ever seen used fascistic models throughout his election campaigns. His major accusation was that America is becoming prey to large scale employment robberies. He made the American population believe the factories were shut and jobs were taken away by other countries due to this. A glimpse at Trump’s words and deeds during the time of the polls, and you see how well he is executing and painting America as a victim. A similar modus operandi could be seen in the run up to the 2014 and 2019 elections in India and what is being followed thereafter.

The vital point every fascist group work on is the biggest lie that humans are inherently divided into master races and lower races. Fascist philosophy breathes the utmost strange fantasy where they propose that the underprivileged are trying to overthrow the masters, and the need of the hour is the latter to unite against the others. Fascism is nothing more than a bag of lies with extreme political consequences. What fascists try is to create a façade, to consciously alter the lies.

The primary motive of fascism is to build a new empire of totalitarianism, by uprooting democracy. Fascist governments prevent the freedom of the independent press and dismantle judicial practices. Their goal is to divide; divide one single population into “us” and “they”. They give you a leader presented with a divine aura, an idolized version who is in tune with the people and the country. These symptoms are covertly visible in India today.

Although fascism was formally established in Italy in 1919, the politics it represents later spread throughout the globe. Fascism based right-wing, extreme, violent, racial politics slowly found its way into countries like Japan, Germany, Brazil, Argentina, India and France. The interesting factor is that it was known by different names in each of these places. New versions of fascism are born out of democracies and the larger than life lies uncover a post-truth politics. What the post-truth politics create is an illusion amongst the masses through its big, fat lies that have no connections with reality. By invoking a false emotional urge in the people and exploiting that emotional unrest for their political gains is what they do. What some of the present day heads and leaders are doing is no different from these.

To construct a strong defence and unity against the right-wing terrorism involving hatred, religious fanaticism, Goebbelsian tactics, dissent, violence in the name of caste, creed and race, we need to enlighten the masses about the dangers embedded in fascism. Along with that, we have to seek answers to why the fascists can awake the streets with such violence with words coated in hatred amidst ripples of confusions and dissatisfactions lingering amongst workers and the common people. Only then can we save the nations, including India from being brutally robbed of democracy.

Cheating Devices For Games – Must Know for Game Enthusiasts

Cheating Devices For Games – Must Know for Game Enthusiasts:

Playing games is one of the most popular ways to keep yourself busy especially when bored. When you play you aim to win. Consequently, many players love to find tricks, cheating devices, or codes to help them win.  This is more rampant especially in video and mobile games, but also with some card and table games.

Few Cheating Devices and Strategies Players Employ:

Take a look below at a few of the cheating devices and strategies players employ.

Roulette Computers

Roulette computers are devices that can be used to beat roulette if used properly. It calculates the ball’s speed and wheel retardation to predict the winning sector.  However, this device won’t work when you play roulette online games. Roulette computers become handy in land-based casinos because most allow players to place their bets after the ball has been released by the croupier.

The commonest type of this cheating device requires players to click a button at some points for it to make predictions on where the ball will probably land. In other words, a user chooses a reference point and only has to click the button anytime the ball and zero go beyond the predicted point.

The button can be hidden in the shoes, in the suit, mouth, or other secretive places. But the most important thing is to ensure that it is in a position where it can be regularly clicked. This is because the result will be inaccurate if the timing is late. Apart from this, the whole process should be done in a way that it won’t draw others’ attention to one’s action.

The result is communicated through an earpiece after a calculation is done by the computer. Thereafter, the player will place a bet on the predicted number. Players must be very smart while using this device because as the croupier releases the ball, a player has about 15 seconds to make decisions and place bets. The computer’s prediction at times may not be accurate, so to be on a safer side, a player may bet on the surrounding numbers as well for the entire sections to be covered.

Poker Lenses

Poker lenses are used to spy and analyze one’s opponent card hidden information. Apart from poker, this device can also be used as a cheat in card games. The pack of cards is marked on the backside with some set of colors for easy identification. These colors are not visible with the naked eye after marking because it is in the infrared range of the electromagnetic spectrum. This makes them indistinguishable from the normal playing cards. Before the start of the game, the player will put on infrared contact lenses that will help identify the marked card in the opponent’s hand to make a better decision.

Cheat Code

Different cheat codes are usually made available most especially in video games, for instance, GTA.  The game designer intentionally builds codes into the game for certain reasons. The codes are traditionally used as a tool to test the game during the Quality Assurance phase. That is, testers use these cheats to verify if there is no malfunctioning with the game and to make sure it is playable. In short, to make sure that the game is just right! Additionally, the cheats particularly serve as shortcuts if the game has too many stages.

Logically, no game designer will want their game to be tiring to the extent that players abandon the game. Therefore, they use it as a strategy to arouse the interest of casual players for them to keep playing the game especially when they find it difficult to go past a level. Instead of manually deleting these little hacks from the source code, designers sometimes deliberately leave them for the aforementioned reasons.

The cheats are activated by pressing the game’s controller in a certain order or by typing a series of secret codes endorsed by the developer. This will unlock a bonus, add extra lifelines, or activate an unusual effect on the game mechanics.

BlackJack Pro

BlackJack Pro or Blackjack Beater is a device that is used to cheat especially when playing Blackjacks and some playing cards too. This device has some resemblance to a car alarm and is small enough to be hidden in the pocket.

The device simply works by secretly helping you to accurately count, add, and subtract playing card numbers. It then vibrates quietly when it is the right time for you to place your bets. The device is equipped with two main buttons. Players are required to press the left button if they see a low card number, say for example 6 or less. On the contrary, they will have to click the right button, if cards with a higher number (10 and above) show up. Whenever a neutral number like 7 to 9 comes up, the player is expected to do nothing. The main logic behind this is that the device simply adds or subtracts 1 whenever the right or left buttons are clicked respectively.

The condition is suitable for betting if there are more high numbers than lower numbers. For instance, if the total number is -6, it means that there is more high number as low numbers have been drawn from the pack. If on the contrary, it is better to bet less during this situation or back-out of the game. In other words, the higher the minus score, the more you should bet and vice versa.

Game Hacking Software

Unfortunately, not all video games are designed with cheats. In this case, game hacking or POKE statements can be used as an alternative means. This technique is used to modify or reverse the programmer’s gaming code. Hackers make use of advanced computer programming language to tweak the gaming software to customize their cheats. The video game hack at times may permit players to make changes to the game’s character or other general changes to the entire game.

The hacker sometimes may need to run secondary software (cheat software) on the game itself to make the whole process feasible. Some of this software can be downloaded online. After it is completely installed on the device, it may modify or change the game’s source code completely and permanently become part of it.

Conclusion

We’ve mentioned some cheating devices players use to gain more advantages while playing games. However, it is better to learn these games and develop strategies to win instead of cheating.  You get to enjoy the games more when you know how to play them. Also, using cheats in casinos is illegal in most countries.

SF DevOps – All That You Didn’t Know About DevOps for Salesforce

SF DevOps – All That You Didn’t Know About DevOps for Salesforce:

The long-term meteoric rise of Salesforce has further given rise to an all-inclusive platform that is now capable of living up to the no-code software promise. The enterprise users do not have to deal with the on-premise legacy software anymore and do not have to bear the substantial up-front costs. Instead, they can have a platform that can be migrated quickly and grow with the needs of your business and market demands. Many businesses have successfully used it to get substantial results.

At the initial stages, there was a misassumption that the no-software approach means there is no need for any software development lifecycle by having Salesforce. But like any random software which powers enterprises to function more effectively and quickly, Salesforce also needs rigorous and intelligent change management to make sure that the changes made are communicated effectively to the developers, implementation teams by building and configuring these correctly. These also need to be tested and verified to ensure that it matches the exact business requirements and end-user needs.

DevOps For Salesforce

All the above requirements are now being covered under the change management fall under the release management of Salesforce. With this SF DevOps or DevOps for Salesforce is a whole new game plan. DevOps in Salesforce is different from all other available platforms. All essentials of it boil into a single part of develop-release cycles, which is still manual in most cases. The cut can also be automated effectively. Considering automation, the four major areas which target automation are:

Releases through continuous development (CD), continuous integration (CI) as well as repeatable deployments. This cover is tracking the org changes, conducting unit testing, proper and timely backup, etc. Salesforce can remove a lot of complexity out of the DevOps processes. Managing the infrastructure, ensuring scalability, suitable hosting, and conductions of tests are the responsibility of operations traditionally. But, when it comes to the DevOps development approach with effective collaboration of development and operations, all these are handled by the platform itself.

We can see that things are mainly changing in the Salesforce ecosystem and especially with the introduction of the latest Salesforce DX. However, many of the Salesforce teams are still behind the actual industry curve in terms of adopting the most advanced and robust DevOps practices.

The ‘Best Practice’ Lure

As we speak about the Salesforce teams, especially those who struggle with increased complexity, the cry is for the best practice approach to SF DevOps in terms of the end-to-end software development life cycle. The most important thing to understand is how development-operations teams work together and what software development lifecycle of each enterprise demands. By knowing this, you will quickly figure out the pain points and ways to adapt to address those issues.

When it comes to DevOps or any similar solution, the ‘best practices,’ as shown in the subtitle, is a lure, which we believe is a one-stop solution to all existing challenges. But, one should know that there is a spectrum of industry best practices. You should identify and implement those parts of it that are going to offer you the best immediate and long-term return on investment alongside laying a strong foundation for your enterprise application to build upon.

The Concept Of DevOps

As we can guess it right, the DevOps got derived by integrating development and operations, the two processed which historically worked in isolation, but aimed to fulfill each other’s needs. DevOps is now more about strategies than technology, which is about developing an organization’s culture and the teams’ mindset. In traditional IT enterprises, operations and development teams have different objectives and performance indicators to watch for.

As the scope for doing automation in development, testing, or deployment is vast with advancements in technology, making it achievable to combine the dev-ops processes with a broad set of tools. By breaking down the silo, teams can now be empowered to fail faster and reduce the waste to build the leaners and instantly react to the market changes with DevOps culture.

DevOps’ Cultural Impact

Irrespective of the technology various enterprises use and the development team skillsets, the shift to DevOps will involve a complete cultural upgrade, which may initially be felt uncomfortable to many. DevOps is anew patch in which the developer and operations teams need to work together more closely to realize the opportunities and benefits quickly aby considering the technology changes. The actual pace at which this change in pace is realized is getting increased day by day. However, this increased pace may also sometimes include the “fear about the unknown” in the growing corporations, which tend to move out of the employees’ comfort zone.

For the risk-averse conventional organizations, this may be a tough pill for them to swallow like insurance providers or financial services, etc. However, it is not the same in the case of all. Instead of identifying this cultural shift, the project fails with extensive functionality, taking a lot of time to implement and the subsequent blame game associated with it. The problems are mostly the things to get fixed, and the change may come about more quickly through the proven processes and techniques like continuous integration.

In fact, by increasing the deployment frequencies, the scope of change in each of these deployments are reduced. One can quickly sell the benefits of such a process, which is increasingly tested and optimized with low risk on changes. The internal and external customers become functionally faster with this approach. The bugs get fixed quicker, and the ultimate goal of continuous delivery is that the go-to-live releases are of the lowest possible risks.

Ultimately, by embracing the latest culture of smaller and frequent releases, the risk is reduced, and the fixes and features are done much quicker. The pipeline for deployment can also be refined and enhanced through continuous development and continuous integration. As an application development and the feedback loop get more tightened, the enterprise teams can also become more collaborative and transparent.
